Willow Glen Real Estate Update; August 31, 2013

As expected and usual, the real estate market has cooled off here in late summer. It just makes a lot more sense for families to move during the summer so school stuff isn’t affected. Another factor this year is that that interest rates have jumped a little bit from the historic lows of earlier this year. Thanks to both of these factors, just 10 homes in Willow Glen sold this week. That’s a lot less than the 24 tha sold last week and 50% less than the 12-week running average of 15 homes per week. The average price was $871,153.

The sales slowdown adds up to higher inventory, longer sales cycles and, in turn, price reductions. There are currently 96 homes for sale in Willow Glen compared to 82 this week last year. Average time on market is 35 days now, which is up from the 12 week average of 27 and a lot higher than the 13-15 day average we were seeing earlier this year when sellers were getting multiple offers and everything was going for well over list price.

Price decreasesThis is a screenshot of the real estate alert I got on Thursday. I’ve never seen one that consisted of so many price reductions and homes coming back on market. That is a lot of price reductions! The market is cooling, though, not frozen. We had a little peak and while I don’t think we’ll slip back to where we were last year, it’s increasingly important to work with someone who knows the market (hint hint).

Willow Glen Real Estate Update; August 10, 2013

Willow Glen real estate is cooling a bit as it normally does as summer winds down. It is in no way frozen though. This week last year our pricing average was $893,419 and this week it is $947,714 that is a 9% increase year over year. There were 15 properties sold in the last week with an average of 33 days on MLS.

Here is a list and map of the properties in 95125 that will be host open houses this weekend. And here’s a list and map of all homes that have come up for sale in Willow Glen in the last 7 days.

A couple stand out properties for me on tour this week were:

  • nice-yard1721 Whispering Willow Place (across from the post office). It has 4 bedrooms 3 baths, out of the box appointments including metal curtains, large gates that connect three yards and a few super fun faux fur walls! Listed at $1,399,000, 2,948 sq ft. on 6270 lot.
  • 1201 Willow St1201 Willow Street is an over the top charming Mediterranean 2 bed 2 bath built in 1934 with two old world fireplaces, close to downtown and beautiful finishes throughout. 1431 sq ft. on 6592 lot listed for $925,000

Willow Glen Real Estate Update; July 26, 2013

There are 86 properties for sale in Willow Glen right now, and it is about a 50/50 chance that if you see a sign in front of a property that it will already be pending because the average time on market right now is a scant 18 days, way down from 44 days this week last year.

There were only 13 sales this week, with an average sales price of $892,958 which is lower than the average this week last year, $911,411. Overall though, the average sale price this month has been 11% higher than July of 2012.

There were only 8 homes on tour this week. Here are two of the standouts:

  • Hicks hot tub1486 Hicks Avenue is a real nice 4/2.5 bath on an 11,550 lot, listed for $1,698,000, and I think this house is owned by a Shark player. The fun front living room with letter art and amazing hottub in the back were two of the highlights.
  • 1018 Glen Brook Avenue is a sweetheart of a house in prime Willow Glen it is a 2 bed 2.5 bath with 6732 lot listed at $799,000. This one, while in original condition is in a ‘stroll to the Ave.’ location and will be scooped up at over asking price quickly.

Willow Glen Real Estate Update; July 12, 2013

The average price of homes for sale in Willow Glen is $731,144 right now, up 13% over this week last year. 10 homes sold this week, compared with 17 this week last year. There are 70 homes for sale in Willow Glen right now, and they’re going fast — average days on market is just 20 days.

Here is a list and map of the 53 properties in 95125 that will be host open houses this weekend, including my own listing at 1680 Arbor Drive, a charming 1,790 square foot 4/2 on a large 8,778 square foot lot. It’s close to downtown and has been nicely remodeled throughout.

Here’s a list and map of all 28 homes that have come up for sale in Willow Glen in the last 7 days. This week’s weekly broker tour was abbreviated and only feaured four homes, but they were some real charmers! Here’s a few highlights that stood out to me.

  • photo 1This beautiful bocce ball court is a highlight of the 5/3 at 2294 Constitution Drive. Featuring solar panels and zoned for Booksin, it’s listed for $1,199,500.
  • photo 2This contemporary pass-through fireplace caught my eye in the newly built 5/5.5 at 2286 Markham Ave. It’s listed for $1,650,000.
  • paris-bathroomI’m a sucker for chandeliers, and this one was just part of why I fell in love with this Paris-themed bathroom at 1869 Bird Avenue. The 4/2 also features a really cool koi pond in the yard. It’s listed for $1,149,000.

Willow Glen Real Estate Update; June 7, 2013

Housing values have gone up 18% this week over this week last year. Average home values in Willow Glen are at $898,639 with an average time of 28 days to sell and if you remove the two outlying lengths of time, the average time on market for the 20 sales this week is only 14 days.

2803 CottleOn tour this week were some gems that will sell quickly. With graduations and class events, I was only able to see this cute one at 2308 Cottle Ave. 2/1 listed at $675,000 it will be sold soon after open house. Here’s the three dozen homes for sale in Willow Glen (95125) that will be held open this weekend.

Interesting tidbit — short sales and bank owned sales throughout Silicon Valley are down to about 4.6% of the entire real estate market.

Some nice ones coming on MLS within the next few weeks including mine at 1680 Arbor Dr. Immaculate 4 bed 2 bath 1790 sq ft on a large 8778 sf lot on a cul du sac. Willow Glen Real Estate Update; May 10

IMG_0767The neighborhood is abuzz about tomorrow morning’s Willow Glen 5k, and I’m psyched because the thousands of participants will be running right past my listing at 1571 Lincoln that will be coming on market shortly!

17 houses sold this week for an average of $898,250, which is up slightly from last week of $897,398, and an 18% price increase over this time last year. Houses continue to go fast, too — days on market this past week was 20 days, down from 25 days last week. If you’re looking to sell it’s a great time, and if you’re trying to buy make sure your realtor is ON IT because most homes are still getting multiple offers, over asking, with all cash common.

These stats reflect the findings of this article in CBS Marketwatch which named San Jose the third hottest real estate market in the country. According to their research since our home values bottomed out in the third quarter of 2009 they’re up 22.1% to $676,000 — the highest median value among large metros nationwide. They also pointed out that San Jose’s unemployment rate dropped from 9.2% in February 2012 to just 7.6% in January of this year. Finally, constructions jobs grew 12.3% from February 2012 to 2013, which is usually a positive sign for housing markets.

April 19 Willow Glen Real Estate Update

Just saw an interesting article about the fact that new-home construction in the U.S. climbed in March to the highest level in almost five years, propelled by a surge in multifamily building that will support economic growth. I’ve noticed that same demand for multi-family homes here in Willow Glen, such as my new listing on Creek Drive that features two separate living areas, 2/1 and 1/1.

Fast Facts About Willow Glen Real Estate

  • Sale Price: 23 houses sold this week for an average of $866,419, which is 21% higher than this week last year.
  • Inventory: There are currently 61 homes on the market which is still down 25% from 81 this time last year.
  • Days on Market: The average days on market right now is 24 days before a property goes into contract.

What’s New in Willow Glen Real Estate

It was a great tour with two Eichlers and 4 out of 10 priced over a million.

Here are all of the homes have come up for sale in the last seven days, and those that will be held open in 95125 this weekend. Of the homes that have just came on market, many of which I saw yesterday on the weekly Willow Glen broker tour, here are two of my favorites.

  • 2295 Booksin artsy2295 Booksin Ave. The Eichler at 2295 Booksin is a nice 4/2 listed for $834,000, with artsy touches that I loved at every corner, just loved it! Check out the fish concrete and cool planters.
  • Crescent tub1138 Crescent Drive. Another favorite on the tour was one of two new listings on Crescent, just a block from downtown. 1138 Crescent Dr. is 4 bed 3 bath $1,449,000. I thoroughly enjoyed the spa-like master suite. Look closely at the wooden tub footing, something about it is very relaxing.

March 22 Willow Glen Real Estate Update

Willow Glen’s real estate market continues to sizzle. More houses are available for purchase than there have been, but prices continue to climb and homes continue to sell fast.

  • Sale Price: 20 houses sold this week for an average of $940,989, which is 19% higher than this week last year and a little higher than the 12 week average sale price of $865,521.
  • Inventory: Inventory is up to 65 houses for sale in Willow Glen, relative to the 12 week average of 45 but still 39% lower thank this week last year.
  • Days on Market: Things are moving so fast that 74% of all properties in Willow Glen with a sign out front are already pending.

What’s New in Willow Glen Real Estate

Here are the 26 homes have come up for sale in the last seven days, and 34 homes will be held open in 95125 this weekend. Of the homes that have just came on market, many of which I saw yesterday on the weekly Willow Glen broker tour, here are three of my personal favorites.

  • 1693 Husted1693 Husted Ave. 3/2 1874 sf with 8908 lot. Listed at $775,000 it needs everything yet seems to have ‘good bones’ which many buyers are looking for, large lot and it is easy to see how to update it and have more usable space.
  • 856 Pine bathroom856 Pine Ave. Beautiful newer home 4 bed 3 bath 2542 sf. 7345 lot listed at $1,288,000. Loved this bathtub!
  • pine757 Pine. This is my own listing on the quiet end of Pine behind Galarza Elementary. 4 bed 2 bath 1470 sf 6300 lot $815,000 all remodeled, very clean and has everything you need where you need it in a house. The tour LOVED it and thinks it will be a very busy open house Sat and Sun from 1:00-4:00. (shameless plug!)

Willow Glen Real Estate Update; March 15 2013

Willow Glen’s real estate market continues to sizzle. More houses are available for purchase than there have been, but prices continue to climb and homes continue to sell fast.

  • Sale Price: 16 houses sold this week for an average price of $1,011,053 which is a huge jump from $785,000 of this week last year and the 12 week average sale price of $865,521.
  • Inventory: More homeowners are realizing what a great time it is to sell, as evidenced by climbing inventory. There are now 59 houses for sale in Willow Glen, which is 40% higher than the 12-week average of just 42. Still considerably lower than the 89 houses that were for sale this week last year.
  • Days on Market: Homes are going more quickly, too — just 23 days on market which is even lower than the already fast 35 day average over the last 12 weeks. Things are moving so fast that 64.5% of all properties in Willow Glen with a sign out front are already pending so if you want to buy in Willow Glen you really need to stay on top of the market and be ready to pounce — basically, make sure your realtor is watching the market like a hawk and workin’ HARD for you when you decide to make your move.

This week’s broker tour of new homes for sale in Willow Glen featured some real nice houses. Here are three of my favorites.

  • Butterfly travertine1726 Willowhurst Avenue is a big 3,280 square foot beauty with 5 bedrooms, 4.5 bathrooms and a 7,350 square foot lot, listed for $1,449,000. This butterfly travertine backsplash made quite an impression, with several of us realtors on tour snapping a picture.
  • StaciaIf you’re looking for a more affordable home with potential that’s easy to see, check out 2807 Stacia Drive. This 1,834 square foot 3/2.5 sits on a 8,464 square foot lot and is listed for $825,000. It’s going to sell quickly with its hardwood floors and nice backyard. The family room pictured here is begging for a set of french doors.
  • 901 PineMy favorite new listing is a home that’s been on market several times in recent years at 901 Pine Avenue, and every time I fall in love with the killer skylight that features this gorgeous piece of hanging glass art. There are no windows facing the street which is interesting, but lots of light pours in from above and various courtyards. It’s am 1,832 square foot 3/3.5 on a 7,150 square foot lot listed for $899,000.

12 houses sold in Willow Glen last week for an average of $919,542, which is 18% higher than this time last year, and up from the average over the last 12 weeks, $851,072. Meanwhile, 13 new listings came on market in the last week of February, with an average list price of $864,288. That leaves us with inventory of 48 homes for sale in Willow Glen, up from the 12 week average of 40. Inventory is still half of what it was at this time last year though. I know of 7 new listings coming to MLS soon, with many of them in the $700 to $800K range.

wg-update-feb-28-grillMy favorite new listing on last week’s broker tour was 1958 Ellen Ave. It’s a 1,744 square foot 3/2 on a 5,100 square foot lot listed for $880,000. It’s got a great layout, is ready to move in, and I expect it to sell quickly. The yard is well appointed for outdoor living and entertaining. I loved the alligator in the water feature and the creative use of cinder block for a BBQ.
