Volume bounced back in 2009, but with an average sale price 25% lower than 2007’s $932,000.

The last three years have been stable, with volume and average sale price both climbing — slow and steady wins the race, right?

It’s hard to predict how a presidential election will impact the real estate market, but 2012 has great potential for both buyers and sellers. There are about 30% fewer houses on market than at this time last year, and buyers have access to very low rates.

Should be interesting because right now, inventory is too low for the standard 3 bed 2 bath between $650,000 and $800,000 where many buyers want to purchase. It gives me pause to think that perhaps a few sellers are waiting until the Facebillionares come into their cash and want to buy a house.

He is also the father of Maria Vlahopoulioti the owner of the new greek restaurant, Souvlaki. Bob told me that the restaurant was so busy its first week that they had to take the day off today to catch up! His other daughter,Karen Cepetes, is opening a fruit stand at the corner closest to Arco. Willow Glen's Newest Greek Restaurant The fruit stand will have a lot of organics and should be open within two months.

 

The construction at the corner has been a long time coming! He is building it to suit, so if you know of anyone looking for a new Willow Glen location, touch base.

Holly and Sereno founder Chris Trapani in front of the new Willow Glen Town Square, opening this spring.

I just joined Sereno Group (here is a picture with me and Sereno founder Chris Trapani). Sereno focuses on hiring experienced agents and is extremely polished yet not corporate. In 2011 the collective 200 agents did $1.2 billion in sales.
Sereno has strong roots in Willow Glen that date back to the early 1900′s. There was Trapani Realty back in the 1950′s at what is now the Comerica Building 1191 Lincoln Ave. By April of this year Sereno will be in the new Village Town Square building where I will be in the thick of what is happening in Willow Glen and be able to CHARM about it!

Access

Willow Glen is directly and easily accessible from 280/680, 87 and Almaden Expressway. The main road through Willow Glen is Lincoln Avenue, which is intersected by major streets such as Curtner, Hamilton, Minnesota and Willow. Running parallel to Lincoln are Bird and Cherry. Meridian is generally considered to be the northern edge of Willow Glen, although the zip code extends just past Meridian.

Architecture

Much of Willow Glen was built out in the 20s and 30s as the Santa Clara valley evolved from orchards into a full-scale city. As such the area features an eclectic mix of houses built in the Craftsman, Spanish, Tudor and Victorian styles.

Shopping

Willow Glen has its own downtown shopping district that runs along Lincoln Avenue between Minnesota and Willow, which features specialty shops and a range of restaurants for formal and informal dining. It is also just a few minutes from the hustle and bustle of downtown San Jose, the action of HP Pavilion and San Jose International Airport.

Schools

Willow Glen High School serves the entire neighborhood of Willow Glen. It is fed by Willow Glen Middle School which is fed by elementary schools including Booksin, Gardner, Schallenberger, and Willow Glen. Generally speaking, the elementary schools are good to great. The middle and high schools are solid and have been improving in recent years.

The neighborhood is southeast of Los Gatos, west of Santa Teresa, and south of Coleman Ave. at the southern end of the Blossom Hill neighborhood of San Jose. The informal borders are generally Coleman Rd. at the northern end, McKean Rd. to the south, and Los Gatos to the west.
As part of the Silicon Valley, the main industry in the neighborhood is high technology research and development; IBM Almaden Research Center is located there.
The neighborhood is primarily upper middle-class, with homes owned by local professionals, scientists, athletes, and Silicon Valley executives.

Schools

Almaden Valley is known for having some of the top schools in the Silicon Valley, from K-12 through high school, and many people move to the neighborhood specifically for the schools. Leland High School serves the entire neighborhood, which is fed by Bret Harte, Castillero, and Almaden Country middle schools which are fed by top elementary schools including Los Alamitos, Guadalupe, Simonds, Graystone and Williams.

Recreation

One of the key attractions of the Almaden Valley is the abundance of public recreational sites, such as Lake Almaden, Almaden Quicksilver County Park and Calero Dam and Reservoir. Almaden Valley Athletic Club (AVAC) is a pool and gym that is very popular with locals.
